How It Works

A cooperative approach to educator homeownership.

DwellED combines mission-aligned investment, lease-to-own housing, and personalized financial coaching into a single, seamless program — built around the reality of an educator's income.

The Four Pillars

What makes DwellED work.

🏠

Lease-to-Own Housing

Educators begin as renters in DwellED-owned properties at below-market rates, with a legally binding purchase option built into every lease agreement from day one.

🤝

Cooperative Investment

Mission-aligned investors pool capital to acquire and maintain properties. Their returns are structured and reliable. Their impact is tangible — a teacher gets a home.

📋

Financial Coaching

Every DwellED participant receives one-on-one coaching covering credit building, savings strategies, and mortgage readiness — included at no extra cost throughout the program.

🔑

Path to Full Ownership

Structured purchase agreements define exactly when and how educators can exercise their option. No surprises. A clear timeline from lease to title — on terms that actually work.

Step by Step

From application to ownership.

01

Apply & Qualify

Submit your application online. Our team reviews your educator status and completes a simple financial readiness assessment — no minimum credit score to apply.

02

Get Matched to a Property

We match you with a DwellED home based on your location preferences, household size, and timeline. Review the lease and purchase terms before committing.

03

Move In & Start Your Lease

Move into your DwellED home at a below-market monthly rate. Your lease includes a built-in purchase option — ownership is already part of the agreement.

04

Build Equity Through Payments

A portion of every monthly payment is credited toward your future down payment automatically. Your savings grow while you live in the home.

05

Complete Financial Coaching

Work with your DwellED coach on credit, budgeting, and mortgage readiness milestones. By the time you're ready to buy, you're prepared to close.

06

Exercise Your Purchase Option

When the time is right, exercise your option and purchase the home. DwellED supports you through closing. The home is yours.
